How much does lakefront land cost in East Tennessee?
It ranges enormously by lake: dockable lots on Fort Loudoun and Tellico command the premium, while Cherokee, Douglas, and Watts Bar still offer dockable water at a fraction of that. Lake-view (non-waterfront) lots run well below true lakefront everywhere.
Can I build a dock on my lot?
Only if TVA approves it — dock eligibility depends on the lake, the shoreline classification, and the specific parcel. Never assume; we verify TVA dock status on every waterfront lot before you offer.
What is winter drawdown and why does it matter?
TVA lowers tributary lakes (Norris, Douglas, Cherokee) each winter for flood control — sometimes 20–60 feet. A lot with beautiful summer water may front exposed bank in January. Mainstream lakes and Tellico stay near full pool year-round.
Does TVA own part of my shoreline?
Frequently yes — TVA holds fee ownership or flowage easements along much of the reservoir system. Your deed, a survey, and the TVA shoreline plan together show exactly what you control.
What utilities should I expect on a waterfront lot?
Planned communities deliver water, power, and often sewer to the lot line. Raw shoreline typically needs a well, septic approval (percolation test), and sometimes significant driveway work on steep ground — budget for all three.
Are lakefront lots a good investment?
Waterfront is the scarcest land class in the region and has appreciated accordingly — especially dockable, buildable lots near Knoxville. Value plays remain on Cherokee, Douglas, and Watts Bar.
Can I put a short-term rental on my lot?
