How much does land cost in East Tennessee?

What should I check before buying a lot?

What is a perc test and do I need one?
It measures how quickly soil absorbs water, determining whether a septic system can be installed. Outside city sewer, no perc means no house — always make offers contingent on soil evaluation.
Can I put a dock on lake property?
Only if TVA and the lake’s shoreline policy allow it for that specific parcel. Dockable frontage carries a large premium over view-only ground — we verify dock rights in writing before you buy.
How does land financing work?
Raw land typically requires larger down payments and shorter terms than home loans; local banks and farm-credit lenders are the usual routes. Construction-to-permanent loans can combine the lot and build.
What is greenbelt status?
Tennessee’s Greenbelt Law lets qualifying agricultural, forest, or open-space land be taxed on use value instead of market value — often a major carrying-cost reduction on larger tracts.
Can I put a barndominium or manufactured home on my land?
