Where is the cheapest land in East Tennessee?
The Cumberland Plateau counties (Fentress, Morgan, Scott) and the far northeastern valley (Hancock, Hawkins) consistently price lowest per acre. Cocke County offers the cheapest mountain ground; Meigs and Rhea the cheapest near-water acreage.
Why is some land so cheap?
Usually one of four reasons: no deeded road access, no utilities nearby, unbuildable terrain or wet ground, or a title/easement complication. None are automatically deal-breakers — but you should know which one you’re buying before you sign.
Is owner financing safe?
